Q:Hello All,I am looking to buy a single unit flat, 2nd floor in Sec-49 Faridabad. Area of the flat is 123 Sq. Yards. 2nd Floor is not as per the sanctioned map, hence builder has applied for the Completion certificate after paying some penalties.From last 3 months, builder is saying that process of Completion Certificate is on hold and it will open soon.Can anyone guide, if it is a single unit flat, then why there is problem?Also, can I get the registry done, without completion necessary.Regards,Prabhat

Nationalized banks will not fund such project without OC/CC certificate. Approved plan for the building is only 1st floor, and if your flat is on the 2nd floor then the 2nd floor becomes a deviation and a gross illegal structure, the corporation can demolish this illegal structure anytime. It will not affect your purchase of the flat on the 2nd floor.

There are multiple cases of fraud in real estate. People get stuck once paid the booking amount. They have to wait for long years to get their flat possession. So, always better to take the advice of a property lawyer.

Builder & dealer says that all the necessary approvals are there like completion certificate, approved maps etc, bank is approving & providing loan here. From where we can verify the status of Society. What is the dispute between Sainik colony society & electricity board (Haryana).

Q:Hi I bought flat in T3 from Zion promoters and developers . Its been one year since the date of possession. They are not granting the possession. Any one bought the flat from Zion.

I was talking to the builder since last year they were supposed to give on last august ( 2013) but now its 2014. Showing extra Build up area, wants registration payment right now with 90 days posession time, no possession date commitment, wants us to sign Indemnity – Cum – Undertaking document without any formal physical survey of the site. etc. etc. and are not ready to extend the payment date..
