Q: Dont try A,B,C wing at all....worst side to rent or purchase. I was staying in B-502, Full of disturbance as road is quite busy. and in summer, flat stinks like anything because of stinking pound nearby. Leakage issues in monsoon. Society is good but try to go with other wings than A,B,C,D.

Latest Answer: Hi Akash, The New Panvel locality is more developed than the old one as it is being developed, administered and maintained by the CIDCO. Since more land is available in Panvel (as compared to Navi Mumbai) real estate developers are exploiting this plus point and providing better amenities at the picturesque backdrop of hills. Due to the JNPT establishment, the largest IT parks at Mahape, small and large scale industries in local MIDCs and developments at Lonavala and Hinjewadi on Pune side generated huge employment opportunities at Panvel.

by what month / year /date will the structure be ready? when can we get the position?
Latest Answer: Builder has already taken 88% of the total due. Of remaining 12% 4% is due on possession. I expect this to be completed by end 2017. If not, then it would be very hard to continue paying rent as well as near full emi.

-See they take advance from buyer showing all good things.
-They take 20% cost of the flat before '' Agreement for Sale'' Registration.
- Now buyer will object to the draft of '' Agreement for Sale'' as it is ALL IN FAVOUR of builder. violating Government approved modael '' Agreement for Sale''
-Buyer will go to court, Builder with his panel of advocates / paying up where needed, oppose it & after 20- 25 years, judgement comes to refund money. This money is worth 5-10% of actual value as flat cost has jumped to 2000 %, original buyer is Dead too.
- MH Gov officers / are on the side of builder - you know why...
How will poor buyer get justice.. Write to PMO portal.. see results too..
Latest Answer: Hi Anushkha, I think possession date is not over. A buyer can file a case only when the project is delayed by more than 6 months. So, better buyer should put pressure on builder for timely possession in stead of filing case. Arihant Amisha is under construction project and date of delivery will be December'2016.

Latest Answer: you dont have to pay 100% amount. 50% amount will be paiad after development. and development is done after grampanchayat approval. Actually developers need approval from collector also if the project is big. In my opinion cidco is good, but cost will increase about 6 times. If paper is clear and you are farmer, their shouldnt be any problem. Go with legal procedure.
