Q: What is the impact of new land bill draft which has been accepted by the Cabinet recently on property prices and demand?

Latest Answer: The new land bill is National Land Acquisition and Rehabilitation and Resettlement Bill, 2011. The thrust of the draft is on compensation based on market value, not less than twice that in urban areas and not less than six times in rural areas. The bill also includes employment provisions for a family member of land-seller and tenant. Consent of 80 per cent of people will be made mandatory except where land is acquired for public purpose. As per my knowledge, the land bill shall have an increasing effect and the property prices are bound to rise, but the property investment is always going to rise. There will be different land acquisition norms for rural and urban areas.
