Q: Why builder is selling on super built up?How he is selling parking space and not giving account audit? Why is he giving less carpet area? Why charging for NOC? If society is not registered in resale flat, builder is asking Rs. 100 per sq.ft on super built up area. Approx Rs 87000 in cash required for noc. Why in Virar, builder poonam skyline is doing this illegal practice?

Latest Answer: Super built up area is the area which covers Built up area and markup for common spaces like lifts and stairs. Usually 25% more than the built up area. Built up area covers both carpet area and ares of four walls. Carpet area is the actual area you use and where you can put carpet. Generally builders sell on built up area or super built up area and they need to disclose the carpet area of the apartment. Built up area will be usually 10% more than carpet area. If you are not sure you can take help from a renowned architect or take legal help if any illegal practice.
