Q: What can Pune real estate expect from the upcoming budget 2013-14?
Latest Answer: The year 2013-14 will be a great market for the property investors. The places in pune are booming these days in terms of real estate. I am too planning to buy a flat in Pune, when i started searching for a good property in Pune,i saw that Baner, Wakad, Balewadi are few places which has developed a lot in such a short time span. While visiting few builders, i got to know about KBD Group, their sites are located at a very prime location and near are the areas like Hingewadi, bombay-pune express highway. So it is feasible for the people working nearby Baner, balewadi. Try KBD Group, i have got good reviews for this builder.

Q: What is the impact of new policy on housing sector in Pune? Is there any hope?

Latest Answer: With the new industrial policy in place, there is no much hope for increasing housing stocks in Pune. Even officials of Maharshtra Industrial Development Corporation (MIDC) have admitted that majority of the SEZs will not have enough land left with to implement the schemes.The new policy which was recently announced has kept aside 40% of land for real estate purpose. This includes setting up of special townships centered on major industrial zones, residential projects, etc.In the city, majority of them are single product and not multi product SEZs. So, there won’t be much land to unlock for building residential projects in Pune.

Latest Answer: The price appreciation of properties in Pune is going to be slightly high compared to last year. An average appreciation of 12-15% is forecasted for 2013. In 2012, average price rise for residential properties in Pune was 12%. Out of total sales that was made in 2012, Kondhwa, Hinjewadi and Undri saw sales of 40%. However, number of new properties launched in Pune saw a drop.Eastern corridor including Koregaon Park, Kalyaninagar, Vimannagar and Boat Club Road saw more supply in units in 2012.
