Q: What are the problems we can face after the implementation of Akrama Sakrama?
Latest Answer: Not sure about the problems but there are lot of loopholes in the new rule drafted like 1) The Akrama Sakrama Rule which mentions of regularizing setback (minimum distance between the building and the boundary and between two buildings) and Floor Area Ratio violations, but there is no talk about violation in car parking space violation. What are the house owners with parking space violation supposed to do? 2) Akrama Sakrama Rules allow the regularization of residential buildings with deviation upto 50 per cent and non-residential buildings with deviation upto 25 per cent. Majority of the small houses in Bangalore have deviation exceeding 50 per cent, whereas most of the high-rise buildings have less than 50 per cent deviation. So who will reap the benefit out of the scheme? 3) According to the rule, application related to land use violation shall be forwarded to the concern Urban Development Authority or Planning Authority for clearance. There are several urban local bodies in the state where Urban Development Authority or Planning Authority does not exist at all. In that case which authority shall scrutinize the application and give clearance for regulation?

Q: What are the effects of Akrama Sakrama?
Latest Answer: Akrama Sakrama will have short term effect and long tern effect: Short Term Effect: The Government plans to improve the states infrastructure (like laying good roads, providing street lights, proper drainage system, good sanitation, etc). with the revenue generated by the scheme. Bangalore would be the first to receive all amenities making the city more profitable for property investors. Long term effect: The scheme provides opportunity for B-Khata to be converted to A-Khata once the property has been regularized by paying Betterment Charges. So, there will be an increase in the availability of regularized properties in the market which might impact the property prices in Bangalore.

Q: The much awaited " Akrama Sakrama" scheme will implemented from March 23 for a period of one year. What is the purpose?
Latest Answer: What if the illegal construction deviate beyond the permitted limits? What steps will be taken against such act?

Q: Who is going to get benefited from this scheme?
Latest Answer: The scheme seeks to regularize up to 50 per cent in residential buildings and up to 25 per cent in non-residential buildings violations of setback norms and permissible FAR. Any violation above this would attract demolition.

Q: I'm planning to buy a B-Khatha plot in Horamavu area. Looking at city development plan, this plot is in residential area and not reserved for park/road etc.
Will Akrama Sakrama regularize it? How is the date Oct, 19 2013 helps here?
