Q: Can someone explain the PROS and CONS of buying property by giving Power Of Attorney?

Latest Answer: Hello Paul, POA is only an authorization not ownership After the Supreme Court of India Suraj Lamp ruling property cannot be legally transferred through POA alone A registered sale deed is mandatory Pros Useful if owner is NRI or unavailable Makes execution easier Cons Can be revoked Invalid after owner death Loan issues Higher fraud risk As a builder I suggest use POA only as a support document Always insist on clear title and registered sale deed
