Q: Can someone explain the PROS and CONS of buying property by giving Power Of Attorney?

Registration of flat in Bhubaneswar
Q: I have bought an under construction flat in Bhubaneswar and I am hearing I might be called for registration. But I am currently located in USA and cannot be present physically to register. Do I need to prepare Power of Attorney to someone to do the flat registration. I heard since it is a flat and not a land I do not need to even give Power of Attorney and instead all the registration docs can be just sent to me to USA and then I can send it back with my signatures. Please advise if I am correct

Make sure you choose a reliable, close person because you are trusting that person with a lot. He or she could be a friend, family member, colleague. All you need to give that chosen person is a Power of Attorney to transact on your behalf.

Q: Please help me. I have purchased a residential land property in New Delhi, RAMA VIHAR area, North West Delhi, Pin code - 110081. This is a power of attorney property and the colony has not yet been approved by DDA. It has been 3 years since I purchased this property. Now I found that there are some people (GUNDAS) having fake documents of any property and they claim to have any property their own property. WHICH IS ALL FAKE. Now can you please help me to take some necessary steps so that I don't fall in this type of situation in the future.

I just want to ask what are the points/steps I need to keep in mind to have full legal control over my property? Can filing property tax of that land benefit me? Please help.

How can I have full control/ownership LEGALLY on my property in this area?

Latest Answer: Yes it is necessary. It is mandatory to get endorsed any document from their respective Indian Embassy. If you send the POA,kindly note that it requires to be registered at Registration Office in India of your father's residence with a fee of Rs 200/ or so and he can use it as and when required and please do not go for General Power Of Attorney but the specific one for the specific transaction.
