Q:I own a 17 year old south-facing semi-furnished 3 BHK flat of 1155 sq. built-up area with mosaic flooring and common parking in a large apartment complex in Secretariat Colony, Adambakkam, Chennai. My undivided share of land in the property is 550 sq-ft.The current going rate of an new flat in that area with tiled flooring is Rs 6500-7000/sq.ft.The land price is 1.5-2 crores per ground. The place has shopping facilities, schools, banks and other amenities and is well-connected to the City, Guindy, St Thomas Mount Station, International airport as well as the proposed Metro Rail. What will be the fair market price for the property now?

As per my knowledge, currently Adambakkam is a posh location in Chennai. Some remarkable features are coming to this location which will have positive impact on real estate market . So i think the price will be around 4500/sq-ft to 5500/sq-ft.
Q:Real professionals are expected to be taking care of the association and to maintain decorum with the people residing there. Everybody is earning hardly and everybody paying their maintenance not just to allow someone dominating or harassing them. There need to be a thorough professionalism expected the way its organized and the way of approach, treatment - as it is a residential apartment owned by every individual and no single person own all the houses in the apartment.Purpose of the forum/association should be really made benefit, advantage to the people living community there. Things need to be modified in much better way with transparency and real problems and issues need to be addressed and need to think for much betterment of the living atmosphere there.Recent years there are no. of cases happening for people who came here for rent or purchase of house (flats) are paying huge commission to the people there who are not an owner of the specific flat (and money is distributed with few set of people) – just a wrong business is happening vigorously – these things should be properly eliminated – and the association should take appropriate steps to remove this fully for the benefit of the people and society and can concentrate on real improvement within the society (gated community) and address real problems/issues.

Because they are not either much educated or they might have some kind of nature which is spoiling the whole environment. These kinds of people can show their attitude at their home or outside the gated community so that they will get for their behaviour/activity and should not disturb the society only because they live there. This gated community at any cost should not be disturbed and their real problems are not addressed properly like say many times outsiders are coming into the apartments and threatened individual residents, no. of things and property has been lost because of theft – proper steps should be taken for this kind of issues and these information are to be disbursed within the community so that will make all our people to be alert and more cautious. Q:why an association is required and what is the purpose of people forming as members in the association. Do they have any specific purpose, agenda to be delivered as an association/ forum.
Latest Answer: I would like to reiterate the purpose of an association or a forum - what benefits and advantages does the resident whether tenant or owner - are really attaining. Without a proper and professional approach and to provide a peaceful, joyful and harmonious way of living just paying maintenance and getting trouble is not a worthy way of living in a gated community.
Q:Hi , I am seeking to buy a 3BHK completed house in south chennai and narrowed down my search to a Multistoryed gated community(parking @ stillt + 4 floors) property, which is currently a 2 BHK with an open private terrace on the 4th floor . I need your suggestion to understand what would it take to regularize the plan and convert the private terrace( Area is being accounted & charged as part of the total SQFT ) into a third bedroom . The open terrace comes with paragola kind of beams and is closed on the other three sides and the access is through the apartment only. This is a gated community with~100 units in the community and the alterations of converting the private terrace might not disturb other units. Builder is resisting/not agreeing over converting this room into a third bedroom and suggests me to make the alterations post the possesion of the flat . Please suggest the impacts and implications , society is already occupied by 95% of the residents ..RegardsSenthil
Latest Answer: Hey Senthil, I think to convert your private terrance and construct a bedroom you need to take permission from your builder and ypur flat members. If all are ready then only you can have there. As far as I know many builder dont agree for this .

Jeayam shelters is one of the worst builders known till date...The mega project in adambakkam(phase 1 & phase 2) is a big failure.. Few of ppl I know have booked these projects during 2011 and they are yet to even get the approval... CMDA is ready to approve for 6 floors, if they want they can continue with just those floors.. Instead they choose to discourage their customers saying they are getting no approval at all and they can withdraw their money(Without interest for those years)!!! This is completely atrocious and they will pay for all ppl`s suffering!!!
