Q:I have purchased a flat with Shah Bafna Associates with project name Costa Blanca, baner, PuneThe personal secretary(Ganesh) of the builder(Rohit Shah) turn out to be big liar.Before buying there were lot small things were pending like below:Cleaning on the window trail: This is pending from July 2017Door change or fixing as it is swollen from one side now: Pending from Oct 2017My name plate is still not fixed at the ground floor., pending from August 2017Glass rack in kitchen is missing and have been informed from couple of months but still not fixed yet.Net is missing from one of the drain present in the balcony.Monetary issuesAfter they received all the money then they started showing their real colors.They have stopped accepting calls dont care about their commitments.I am feeling cheated now so I would request you be beware of hypocrite in Shah Bafna asociates and advise you not to buy anything from them if you are planning so.

Better, if you spend a little amount on property lawyer for hassle-free buying. Secondly, you should read all the clauses mentioned in the sale deed before signing it. Its current per square foot rate is Rs.6200. If you are getting around 5900-6000 per sqft rate, then it will be a good deal. But still, i will advise you to visit the site before making any decision. There is no doubt that it has MAHARERA approval and its registration number is P52100000537.

The current price trend in the locality is Rs. 7000+ but price of the property depends on choice of floor, preferential location and the amenities provided by the developers.
The -Pashan link is 3 kms long and connects Pashan and Baner. Katraj-Dehu Road Bypass connects to NH4 that provides an outer access from Pune. The Railway Station is about 12 kms from Baner. A 120-ft long road currently under construction will connect Balewadi, Wakad and Baner. Almost 40% work on this road has already been completed and it is expected to be functional by 2016 end.
