Flat Registry on Built up area or carpet area
Q: Hi All,

Can anyone please let me know about the flat registry rules??

My builder is quoting that he will do registry on carpet area whereas I am paying for builtup area i.e.

Builtup area = 1161 sq ft
Carpet area = 870 sq ft
Price Payable = 1161 * 2400 = 2786400

So the registry of the flat should quote what carpet area 870 sq ft or builtup area 1161 sq ft??

When the registry can be done?
Q: If I buy a property in this project and pay the whole amount lump sum then will the registry be done at that time only. Or this project is still not available for registry.

Latest Answer: Hi All, You will have to pay the stamp duty and registration charges for the sale deed and get these documented at the registrar's office.Anyone can also apply stamp duty and registration charges online through the official online portal.

Car Parking
Q: Kindly let me know , in M.P. , is there any act / rule that builder can not sell Car Parking in apartment.
If yes , act / rule pertains to which Govt. deptt and act details.
Flat purchased in 2007 , parking sold by builder , legal action can be initiated now.

Latest Answer: HI Ashok, As per rule builder cannot sell car parking areas as independent unit and flats as these areas are to be extended as common areas and facilities for the existing owners.

Is the given charges are correct?
Q: Hello All,

I have booked a flat of Cost Rs. 9,41,000 at Indore, M.P., at Talawali chanda which is not in Indore Nagar Palika.

Now at the time of registration builder is saying me following charges:
MPEB Rs. 25000
Enrollment Rs. 3000
Meter Charge Rs. 7200

ST 12.36% on flat cost Rs. 29077
Vat Tax 5% on flat cost Rs. 44950

Stamp Duty 9% Rs. 84690

Please help me to understand weather its correct or not. I am buying property first time so dont have any idea about this.

Please help.

Latest Answer: Hi , it is good that builder have given clear idea of payment plan , some builder will split up this charge and take separate without hiding any thinks and in some case builder will charge this cost under the head maintenance charge .

Latest Answer: I dont think there will be any new SEZs or any new developments in Indore any time soon. The recent developments in the service tax in the city will also have an indirect effect on the real estate market in the city.
