Q: What are the useful tips to keep our housing societies safe from Coronavirus outbreak?

Q: Mumbai apartment housing society Maintenance office asks residents to submit photos for ID cards. ID card was to be issued when everybody's information was collected. Several months later, when asked to the management officer about the ID card he said, it will be issued within 15-20 days. Eight months have passed and now they are saying they have lost my photo and asked to submit the new one. Apart from this, there is lot of mismanagement going on in this reputable housing society, so I refused to give another photo and asked them to find the lost photo. What action should be taken against this careless society?

Latest Answer: Hi, City Municipal Corporation issue Occupancy Certificate, after ensuring that all compliance of local law is done. 1) Without occupancy certificate, it is difficult to get the water and sanitary connection. 2) Financial institutions insist on Occupancy Certificate for sanctioning loan. 3) People who have invested their hard earned money in such building where no Occupancy Certificate has been issued. They prefer to occupy the flats without power, water and sewerage in fear of loosing the property & their hard earned money. Laws are different in different states & cities. Wherever any construction is in violation of the sanctioned plan, the commissioner consider that the violation are within 5% of the set back to be provided around the building, plot coverage, floor area ratio and height of the building and he may regularize such violation after recording detailed reason for the same.

Q: The reason I ask is that there are certain societies in Pune which do not allow bachelors to stay as tenants citing security concerns. I remember having read sometime back that by law (High court ruling), Housing societies cannot implement such things.
