Q: Allahabad high court ordered Ghaziabad Development Authority to hire architect to set up deeds of declaration for 3 apartment complexes.
Latest Answer: Hey Guys, According to news, each developer should give the DoD to flat owners under the UP Apartment Act, they are frequently hesitant to hand over the document. It has been commanded under the Act that any changes from the DoD enables a flat buyer to drag the developer to the court. A DoD is a six-page professional format containing point by point data about all plans, encumbrances, layout data ,structural & architectural data.

Latest Answer: Hi Mr Roy, According to me, a DoD comprises detailed information about all encumbrances, plans, and structural, architectural and layout data, besides every NOC required for the building. As per GDA chairman, the UP Apartments Act over-rides any other legislation regarding apartments in UP. It had initially provided for builders to furnish DoDs to flat buyers in a year. Provision was later made for builders to furnish the DoDs, to the buyers, within 90 days.

Latest Answer: Hi Vishal, According to me, the need for completion certificates of projects at the time of registration has been done away with completely, while submission of deeds of declaration has been made mandatory for those projects sanctioned by the development authority after 2011. While we know that both Completion certificate & Deeds of declaration are very necessary for any residential project.
