According to me, a DoD comprises detailed information about all encumbrances, plans, and structural, architectural and layout data, besides every NOC required for the building. As per GDA chairman, the UP Apartments Act over-rides any other legislation regarding apartments in UP. It had initially provided for builders to furnish DoDs to flat buyers in a year. Provision was later made for builders to furnish the DoDs, to the buyers, within 90 days.

According to me, the need for completion certificates of projects at the time of registration has been done away with completely, while submission of deeds of declaration has been made mandatory for those projects sanctioned by the development authority after 2011. While we know that both Completion certificate & Deeds of declaration are very necessary for any residential project.
