Q:I just finalise a 2 bhk in sector 121 noida. I asked them to show the documents of this property. They give me the sale deed. I told them that this is the proof that u have buy this land. But I want to see the approval from noida authoirty to build these flats on this land. But they said this is freehold land and there is no need to take approval for building home in this land. Is he right? how can I know the building which he build on that freehold property is legally right?

Yes, in a freehold property you don't need to take any approval from the authority. If you have purchased a freehold property then you own the land it is built on and also the house. In case of apartments, the owner of the house becomes a share holder in the property. You can live there for as long as you desire. You will have the right to make alterations in the house or redo some parts of the house. You might have to take permission from authorities if you have to make structural changes, particularly with old buildings.
