Q: We were bought a flat in Ulwe, Navi Mumbai and waiting for possession since more than 1 year. The builder is not providing a clear picture of the OC status. Hence I wanted to check if there is a way to get the clear status from the CIDCO Office?

Q: Hi All, I have booked flat in officer city 1 (Ready to move) and as per builder we can shift in the flat after full payment and he will give us possession letter on same day. Can anybody please suggest me that any builder can shift without OC and CC approval.

Q: Hi Friends,

Maximum resident has occupied the flats since last 3 yrs but builder has not given OC or Possession Letter. The builder says he has applied for OC but due to environment department there is delay.

What should be done in this case to protect flats by different owners. nor society is formed till because Registrar says they will not allow any society to be form which do not have OC
Latest Answer: And i hope Amarjeet, you will take it seriously and ask for the Occupancy Certificate from your builder. Having an OC work for another important purpose. This is a mandatory document which needed if you are applying for a home loan, while buying either a new flat or a flat on resale.

Q: Hello

If a builder is offering possession then should i check if they have occupancy certificate from govt authority or not? Without occupancy certificate is it illegal to stay in that house?

If he doesnt have occupancy certificate then should i take posession?

Q: Since OC and CC are one of the mandatory documents, I would be expecting these legal documents to be provided on buying the property here
Latest Answer: There is hardly any information available about the project over internet. Do check which all banks are providing loan for this project and is it a BBMP approved project?

Q: What legal steps i can take against the builder or for knowing the OC status.

Latest Answer: Hi, If the builder has constructed as per the plan and according to their rules without any illegal construction builder will get OC. File a RTI application to know about why not getting OC. Then issue a legal notice for deficiency of services and claim damages.

Q: My builder has applied for an occupation certificate. He had received an CC on 2009 but did not receive an OC. It was said that the building came under CRZ. How do verify the genuinity of the claim.

Q: Does any one has idea whether this project will have OC/Khata A. I went to site and asked for few legal doc, the approval was till 7 floor and builder is making 11 floors, pls advise and if you are investing there pls check all legal titles
