Q:I am one of the initial investors of Shriramland's Godhuli project. It was launched in Dec 2012 (I think). I booked at Rs.500 sq ft. The initial agreement was done and the promised completion date was Dec 2014. I paid 50% of the amount in Jan 2013. Later due to overwhelming response for this project they have to reduce the price to Rs. 425 sq ft. Fortunately Shriramland revised my agreement to a slightly above market rate without any consideration of reducing the rate, as I had paid more than 50% at Rs.425 per sq ft. They also conveniently revised the timeline to March 2015. Now again in July 2015 they revised the previously approved plan. By now according to the 2nd agreement they should have completed the project by March 2015. Now the site which I booked is significantly shifted in the new plan. I didn’t accept this and I told them to refund the money for which now they are silent. I have never seen a land developer taking more than 3 years to sell land So those who are planning to invest in Shriramland please be aware of their track record.

Latest Answer: Looks like Srinivs Rao is from the marketing of Shriram. Look at the price trend of this project. After 2 years of the launch of the project the price has come down from Rs.600 Per sq ft to Rs.440 per sq ft. Near the highway itself it is Rs.400 per sq ft.
