Q: I saw a few valid suggestions that the Sale Agreement need to be revised with inclusion of timelines for the completion of the amenities. I have booked plot 816 and in the process of signing off the agreement and the registration process soon. Would like to know if anyone has successfully got the Sale Agreement revised..
Latest Answer: I have not heard about the revision of sale agreement earlier but I think the revised of sale agreement is a good idea.

Q: One of my relatives wants to buy a property of 200 sqyds. The owner of the land was allotted this land in 1991 from Authority. He has been allotted the plot on lease for 99 years. Now they want to make a registered agreement on stamp paper at the time of registry in future. Is the registered agreement legal? If not then what is the process of agreement so the owner cannot deny the sale of the plot to them?
Latest Answer: Since it is a leased property it cannot be sold but you can ask the lessee for a copy of lease deed and check if he has the right to assign the leasehold land or not. After checking everything you can enter into a registered lease deed.

Q: HI I want to know if builder can cancel the agreement without giving notice on non payment of the money, however there is no time limit mentioned in the agreement and it says that builder will give written notice for 1 month if payment not done

Latest Answer: Builder cannot cancel without prior intimation if it is mentioned in the agreement. You may approach the court or consumer forum.
