Q: Any idea , what will affect most by this ? Will there any change in real estate ?

Latest Answer: Hi Guys, According to me, a TOD zone will come up on the lines of a western city, where setbacks and boundary walls around buildings won't be allowed. By disallowing boundary walls, planners hope to improve ground visibility and avoid segregated alleys and corners considered unsafe for women. Water will be recycled and, because of the high-density of people living on less land, areas around will be set free for purposes of recreation or creation of more colleges and hospitals.

Q: GCE Road is one area where your property will be rented as soon as it is completed.

Latest Answer: Hi Rajesh, Apartments here were selling for Rs 2,600 per square foot five years ago, whereas prices have now touched Rs 7,000-11,000 per square foot. Over the past one year, the market has been largely stagnant with only properties nearing completion registering appreciation of 10-15%. Market watchers say that projects on GCE Road located close to Golf Course Road will see prices appreciate and nearly match prices on Golf Course Road itself, where the current rates are Rs 13,00015,000 per square foot.

Latest Answer: Hi Himangi Deshmukh, As per my knowledge, Delays in construction, delivery and false promises by developers are a few problems that real estate buyers are facing today. Most of them don’t know how to deal with the situation. In India delay in project possession is common now a days. Developers are including grace period which is generally 6 months ,in their agreement with buyers. Still there are some projects which are taking more that 1-2 year to give possession.

Q: How can knowing the Carpet Area, Built-Up Area & Super Built-Up Area of a flat help me in purchasing a flat?

Latest Answer: Hi James, As per my knowledge, the loading factor is constantly figured as a percentage. This changes from project to project and cities to cites. For example in Delhi-NCR, it is 20%-40%, in Bangalore 20% to 30%. Similarly like in Chennai ,it is 25% to 30%. In Mumbai metropolitan region, loading factor is more than compared to other cities, 50%-60%.
