1. Will you start paying me rent as soon as I hand over the flat to you?

If your flat is in one of the complexes which are covered under our guaranteed rental program and as soon as the property is handed to us in pristine condition, your rentals will start within 15 days irrespective of flat being occupied or vacant.If, however, your flat is not covered under our guaranteed rental program, we would still give you a host of property management services with long term security deposit, but you will be paid rent only if the flat is occupied by a tenant. You can be rest assured that with our focus, dedication and reach to the vast pool of tenants, we deliver you the fastest tenant search for your flat and minimize vacancy losses. We also don’t charge until we find the right tenant for you.

2. Will I be able to inspect my flat while it is occupied?

Solutions offer by us: - You can inspect your flat at any reasonable time by giving us prior intimation.

3. Who will be responsible for the maintenance work of the flat? Will I be charged additionally for maintenance?

Once the flat is handed over to us in a pristine condition, Regular maintenance of the flat such as plumbing, electrical works, painting and cleaning will be taken care of by us at no additional cost to the owners. Any major repairs like seepage issue, electrical fault etc will be borne by the owner.

4. If the apartment suffers any major damage while being rented out, who will be responsible?

It will be our responsibility to repair any damage caused by the tenants. However, in case of any natural damage like cracks or seepage, you will have to bear the cost of repair.


5. Will my flat be used for commercial purposes?

No. Your flat will be used only for residential purposes. We don’t use it as Paying Guest or as service apartments.

Latest Answer: Hi James, As per my knowledge, the loading factor is constantly figured as a percentage. This changes from project to project and cities to cites. For example in Delhi-NCR, it is 20%-40%, in Bangalore 20% to 30%. Similarly like in Chennai ,it is 25% to 30%. In Mumbai metropolitan region, loading factor is more than compared to other cities, 50%-60%.
