Q: We have rented our apartment ,and have same tenant for over 2 years.

1.This year our agreement expired in March 2020,we didn't renew it and thought of delaying the agreement renewal because of covid19 and lockdown.
2.At the start of,the November month we received a email from society stating those who haven't renewed thier agreement will have to pay thousand rupees per month from expired lease agreement.That Equals to amount Rs.8000.We are ready to pay Rs.1000 ,since we were conveyed of the delayed fees in November.
3.We have started the process to make rental lease agreement(We stay overseas.My parents have PoA).

Can a society make you pay such a penalty fee(given current situation)?Can we fight this?

Q: I would like to know if the C wing is ready for possession. When I last checked inDec they were awaiting the OC. Is the OC through? If not yet, when is it expected?
Latest Answer: Hello Sangeeta, Before 30th April 2017, every builder has to register their project with RERA. From first May 2017, RERA is imposed in every real estate project. I am sure, they have got their OC for Ajmera Pristine. Talk to builder directly and know the status.

Q: Hi, I am thinking of buying a property in Garden Grove Phase 2 by Kamala Builders. It's a 3bhk and the locality is Chickoowadi borivali west. Wanted to know review of this property if someone has already bought a flat or is staying in one of their 2bhks for which possession were already given.
Latest Answer: Hi Dhara, Even i am interested in 3bhk in Kamala Groove 2. I visited the office and seems the possession will be in Dec 2017. Do you have any idea about it? Also I dont see much advertisement for the 3 BHK wing of Kamala Groove 3.

Q: I have booked 2 units of 2BHK in Parinee Almog pre-launch in 2012 and after 4 years of hibernation still waiting to see if the works starts. Though I have not cancelled the units neither I have applied for it. Can someone genuinely share the reason for such a long delay ...... None of Builder official are sharing the true status nor the timelines or any commitments....
Latest Answer: I visited the builder in march 18.He is interested in completing the commercial projects first. There is no positivity for Almog. Anyone having any information, pls call at 9967362894

Q: I have booked a flat in an under-construction redevelopment project in Mumbai. Its a 17 floor tower but at the time of booking they had CC only till 12th floor and they had applied CC again for further floors. My flat is on 4th floor, its been almost 7 months but they havent still got the CC while the construction work is stalled as 12th slab is completed. Just last month builder said, he has got a new IoD for all floors and CC will e issued soon.
My query is, does builder get CC in parts or there might be some issue with the permission for upper floors? And does IoD needs to be reapplied because he already had the IoD earlier when he started the construction.
