Q:Hi,I wanted to get clarification on something related to the CRZ regulations in these areas, Neelankarai Casuarina drive and Sunrise Avenue. I am looking at plots to Construct a residential house for my family. G+1 as here it only 0.8 FSI.Question 1: Has Neelankarai come under the CRZ 3 - Category A where the No Development zone is 50m? or is it 200m?Question 2: In a no development zone would we be allowed to Construct a G+1 house, I am seeing lots of villas and plots being sold as unapproved and brokers are saying its not an issue if we get a Municipality and Corporation approval to construct the house as per the 0.8 FSI, is this correct?Question 3: Can anyone refer a good consultant who would be able guide me on what the necessary legal requirements we need to adhere to in these CRZ3 areas?Thanks,Arun
Q:I have heard that there is an issue related to the OC for this property considering it is falling in CRZ-2 area. Is it correct?? The banks are also providing loan for this property. Also let me know if OC is mandatory for resale of flat if obtaining loan from any bank.Should i invest in this property? Please advise.
Latest Answer: Oc is a required document. You can not sell your property in absence of OC. Yo have seen the result of Campa Cola Societies in absence of OC.
Q:Some buildings in Navi-Mumbai are given CC with approval of plan, but denied OC due to CRZ-confusion.Even those buildings which can be given CRZ clearance as per new 2011-CRZ-Notification are denied CRZ clearance by MCZMA saying post-facto clearance will not be given as of now. Yesterday's announcement by Maharashtra govt. about regularizing un-authorized buildings in Navi-Mumbai is a surprise, because unitil crz-confusion is cleared how can gaothan & 12.5% buildings be regularized.
Latest Answer: TOI had reported about the illegal temples being constructed at Parsik Hill, which is inside the Cidco's proposed nature park. Cidco chief Sanjay Bhatia had visited the site on February 16, along with his assistant and had ordered his men to lodge an FIR within 2 days. He had also instructed to demolish the illegal structures within 10 days. But the situation is the same as it was earlier.
