Q: Hi,
I wanted to get clarification on something related to the CRZ regulations in these areas, Neelankarai Casuarina drive and Sunrise Avenue. I am looking at plots to Construct a residential house for my family.
G+1 as here it only 0.8 FSI.
Question 1: Has Neelankarai come under the CRZ 3 - Category A where the No Development zone is 50m? or is it 200m?
Question 2: In a no development zone would we be allowed to Construct a G+1 house, I am seeing lots of villas and plots being sold as unapproved and brokers are saying its not an issue if we get a Municipality and Corporation approval to construct the house as per the 0.8 FSI, is this correct?
Question 3: Can anyone refer a good consultant who would be able guide me on what the necessary legal requirements we need to adhere to in these CRZ3 areas?

Q: Can you please advice whether it would be a good idea to buy a flat in Bangur Nagar which comes under CRZ?
We are not sure under which CRZ zone this area comes under.
Please provide your opinion on:
1) Will there be a redevelopment in Bangur Nagar ever? as it comes under CRZ
2) If redevelopment does happen will the new construction get OC due to CRZ norms?

Latest Answer: I think Daya is right...... As per the Environment Protection Act, 1986 any construction activities prohibited within the CRZ except facilities for carrying treated wastes and waste discharges, oil, gas and similar pipelines and dressing or altering of sand dunes, hills natural features including landscape changes for beautification, recreational and other such purposes.

Q: Last year only on line system came for CRZ & forest clearances. So again a new one?
Latest Answer: Hi Mr Akash, Advancing developmental projects have been sorted as class A and class B relying upon their edge limit as well as pollution potential. The state authorities are engaged to clear class B projects. As per my knowledge, forest & (Coastal Regulation Zones) CRZ clearance and environment clearance are class A type.

Q: Hi, the scale and scope of the ambitious coastal road project in Mumbai is likely to be expanded.
Latest Answer: Whereas experts claim that the construction of the coastal road is imperative to decongest traffic and would transform Mumbai into a world-class city. The state government hopes to obtain a formal nod from the Centre for the coastal road project soon. It has set its sights on readying the detailed project report and starting work by the year-end.

Q: My builder has applied for an occupation certificate. He had received an CC on 2009 but did not receive an OC. It was said that the building came under CRZ. How do verify the genuinity of the claim.

Q: is it wise decision to buy a flat without OC for the plot which comes under CRZ issue.
Want to buy 2 bhk prutivi manisha paradise, roadpalli, Supposed to give the possession in Jan'15.But got the information that the building is ready since last 3 years, have lots of leakage problems, the property comes under CRZ issue will not get OC.

Latest Answer: Buying a house is a cherished dream and involves saving with your teeth. You won't even want to imagine a situation like the Campa Cola Compound. Therefore, be careful when buying one. There is no point in fighting the case on emotional grounds.

Latest Answer: Hi Srinivas, The Corporation will primarily screen roads constructed after 1991 in the CRZ-II and CRZ-III areas. Norms pertaining to urban development under the second master plan will not be applicable in CRZ-II that includes developed areas within 500 metres from the shore. Roads, infrastructure projects and housing are not allowed in CRZ-III, which covers a 500-metre stretch of beach from Injambakkam to Uthandi. However, recreation-based activities’ are permitted beyond 200 metres from the coast in CRZ-III.
