Q:Hi, I want to rent a flat in Sycon Cressida Horamavu Bangalore. As my office in Manyata so that is very near by. But i heard very bad feedback from one of my friend. Following is the email i received from him. Is this really a mess place now?Hi, I stayed here for 5+ year and recently moved out due to multiple issues in society. Water problem is the major reason for us to move out. I would not recommend any one to buy or rent flat in Sycon Cressida Hormavu. I am in constant touch with one friend staying there. He is saying there is big problem with maintenance fee collection. Some flat owners (previously landowners) never pay maintenance and they are like goons / goondas in society. • They keep disrupting the functioning of society. • Never pay water charges either. • Never follow society rules either. (Parking rule, entry / exit rules etc.) These people are major goondas in society. They overpower security guards & other staff too. My friend told me that there is a person - Youns / Wisim. They have some 9 Lakh maintenance pending till date & they are not willing to pay either. As these goondas do not pay maintenance so, other owners have also stopped paying maintenance in revenge. Hence, there is no fund left in society. There is no money left in sinking fund / corpus fund either. As all that money eaten up for running the society. Society is facing big water problem since many weeks and that is due to fund crunch. There are no funds in society to call water tankers. They have pending dues with security agency and housekeeping staff too. I would only say – Sycon Cressida is not a place to live for a decent family. These goondas will not let society function properly. Their names are present in every defaulter list constantly since many years and they have no intention to clear it. I heard this issue was build up by Builder Sycon Construction. Sycon Cressida apartment still not have Occupancy Certificate yet. They are trying very hard to run society with many day-to-day problems.These goondas family is enjoying water & all services at the cost of other residents. What a shame!!! Seems like Sycon Cressida society member working hard to get money from pending owners but these goondas are not willing to pay. I heard there was big chaos from all tenants for water crises and most of them will leave apartment soon as there is always water problem in society. Think twice before you land in this mess!!!!!

Water crisis has become a major problem these day in Bangalore. Most parts of the city is fighting with the water crisis. But the problem which your friend is mentioned here are big issues for any society. Even if you are a tenant for that society, you have to face a lots of issues during your stay. So, better avoid renting such properties.
Q:I'd suggest live in this apt on rent for a while. it looks amazingly maintained from outside but staying here could be a nightmare. Smaller but important things like maid, carwash, electrician, plumbers etc are maintained pathetically. Most enjoy the job without any monitoring. Nothing.. absolutely nothing is sorted by these people and they always want to connect u with someone from outside so they can make a cut. BSNL office that maintains intercoms is another bunch of lazy arses not ready to do anything unless they make a sale. They didnt even give me intercom for 6 months until i agreed to change the entire wiring that costed about 5k. According to maintenance most things that builder has put in are bad... be it phone wiring, tata sky cabling, even the load balancer for generator power switch...and these scoundrels will always be there to "HELP" you out by getting it done from outside with their cut... and trust me it will hurt you the most when you pay about 5k of maintenance every month which goes largely is paying their salary while u still live in problems which u have to solve yourselves...who knows these maintenance guys may be create them also to make money. Having domestic helps and carwashers is another nightmare. Again problem is in their laziness. You will end up paying whatever they ask but even then nobody will work. There's no action you can take against them. Society is a sham of I-CANNOT-THINK-IT-HURTS-MY-HEAD kinda fools. Also keep in mind, due to all this and water shortage even your 5-6k maintenance money wont be good enough for your society and they will resort to extorting money by various means. Move in 2k charge. 2k for move out. If you parked your car in visitors parking 500 rs charge. There's no end to your misery if you live in bangalore. I dont want to comment on groups or socio-econmic strata but you just can't miss the all pervasive ineffectiveness, laziness and corruption which is unmatchable in this city and its local people.
Latest Answer: Bang on Mr. Mukul, every word is so true. WE are NRIs and We happened to live in that complex for about 2 and half years and it was nightmarish. Initially we thought it was a reputed builder (by sources) and as you said well maintained from outside,so things would be better than other places. But as you start living in there you would see these problems cropping. Shabby management, stupid rules and senseless people and vulture like Real Estate agents who try to get you into one of those flats for the highest rent. Glad to be out from there.
Q:For 1280 Sq Ft (saleable area) I have to pay Rs.3840 Per Month. Rs.46,000 Per Year.So, during 20 years of loan period I end up paying Rs.9,22,000 for maintenance alone.is it worth?Note: Other builders charge only Rs.2 Per Sq Ft

All daily basic amenities like school, college, banks & hospitals are nearby. Builder quoted price is around 3850/sq-ft. Expected possession of this project is around April 2015.
Q:Our building has 4 floors, the top floor has been converted as penthouse with private terrace and is owned by the builder. Our building owners have registered association formed. The penthouse is rented out by the builder. For the last 4 years the builder has been paying maintenance for the covered area only as per the rate fixed at Rs 1 per sqft.
At the last AGM meeting the point of charging the uncovered area was discussed out of the agenda published and it was agreed to charge atleast a minimum of 25% of total area of uncovered terrace area for penthouse. However, the builder refuses to pay the amount and says it cannot be charged.
What is the usual rule that is followed everywhere for private terrace/private uncovered area in an apartment premises
Latest Answer: What is the opinion of other members of association? If they are not bothered about it then it is difficult to question. I feel he has to pay for that uncovered area too since it is private to him. If others are also allowed to use then it's fine.
Q:Can some one please post any details on any kind of analysis done on the monthly common expenditure for an apartment? So that looking at that report any new committee can visualize how much could be their apartments monthly common expenditure.
For example, for an apartment with 6 floors (60 flats) and having amenities like 2 lifts, a generator backup, 2 security guards, 2 bore wells, 2 watchmen what would be the monthly expenditure?
a. Expenditure towards electricity (common lighting, borewells, lifts).
b. Expenditure towards fuel for generator.
c. Expenditure towards salary for 2 security and 2 watchmen.
d. Expenditure towards servicing of the lifts, borewells and generator.

Q:I heard Kumar Properties has hiked maintenance charges to Rs.2.50 per square feet per month across all projects. Is that true? So, a 1000 sq.ft flat will entail a maintenance of Rs.2500 pm?
