Q:Mohan Gorups- Misused Society Maintenance Money.They have taken around 1.35 -1.5 lac+ Society maintenance Fund from each member. but While handing over the society, we have noticed that they have paid their employee salary and huge Diwali bonus from this Society maintenance fund. Which definitely unethical and incorrect. They have misuse our society maintenance fund.
Latest Answer: In Mohan Greenwoods some peoples were having leakage in flat as well and too at the time of handover. That is true builder paid their employee salary and Diwali bonus from society corpus find.
Q:Hi,I want to know more about the maintenance charges mostly followed in bangalore apartments. On what basis the maintenance charges are calculated using per sq.ft. area of an individual's home? Maintenance charges are applicable to the maintenance of common areas like entrance corridors, play area, usage of other amenities etc. Please let me know where does the question of per sq.ft. area of an individual's home come into picture here. Latest Answer: Thank you Kanthi for your reply. I have already read this article. But my question is; why do associations follow the method of "per square feet". Since the maintenance charges are collected to maintain the facilities and amenities which are common to all the people in an apartment, it should be divided equally by the number of flats. How does it relate to one's individual house area? So for example; if an apartment has basic facilities that include electricity consumed for common area lighting, lift, pumping water to overhead tank, and security guard. The expenses incurred for these facilities should be divided equally among the owners/tenants regardless of square feet area of one's individual house. Please let me know if my understanding is correct. Thanks.

Q:Since the Owners are getting back their deposit money they should absorb the maintenance. If passed on to tenants, it will increase the rent &make Mantri Tranquil less attractive for tenants. What's happening on this front? Will be happy to have some information.
Latest Answer: As such while the deposit was held, that money was not available to be spent by the owner. Now that 2.5 lacs deposit is being released, it could be kept in an FD in Bank & generate some interest per month which can be paid by the owners towards maintenance.
So the question owners & tenants should ask, is if market is ready to absorb the additional maintenance. If the answer is No, then even in the short term if tenants are forced to absorb it, in the medium term people will realize & rates will come down. In the mean relationships would be lost & money will spent on agent's fees & movers & packers fees and either side will be the loser.
Q:Can some one please post any details on any kind of analysis done on the monthly common expenditure for an apartment? So that looking at that report any new committee can visualize how much could be their apartments monthly common expenditure.
For example, for an apartment with 6 floors (60 flats) and having amenities like 2 lifts, a generator backup, 2 security guards, 2 bore wells, 2 watchmen what would be the monthly expenditure?
a. Expenditure towards electricity (common lighting, borewells, lifts).
b. Expenditure towards fuel for generator.
c. Expenditure towards salary for 2 security and 2 watchmen.
d. Expenditure towards servicing of the lifts, borewells and generator.

One fine morning last week I noticed two garbage bins in front of each door (assuming on each floor) in Lydia block. While I think this is an attempt to help residents segregate garbage (wet and dry) - there was no communication on this forum or on the notice boards about this initiative.
This is certainly a good initiative as we were having problems with garbage getting strewn on the landing area due to loose trash bags, etc.
My suggestion would have been have one or two (for garbage segregation) 60Ltr Garbage Trolleys on each floor in a corner in front of the lifts instead of these two garbage bins in front of each door. These trolleys would remain closed and each resident would be required to deposit their garbage every morning in these trolleys - which would then be wheeled away by the garbage collectors and brought back after disposal on a daily basis.
Can the maintenance committee take up this suggestion for implementation?

Here there is a per square feet charge, which is generally low plus total expenses divided equally among the flats. The common expenses will include the amounts determined to be payable as such by the Society or Association. It includes expenses such as expense of administration, maintenance, repair or replacement of common areas and facilities.
Q:Can I request names of socities in Wakad / Pimple Saudagar areas who claim running monthly maintenance on square feet basis (i.e. 2 BHK vs 3 BHK) and those who claim it based on number of tenaments (and not on square feet basis). Q:Along with the other maintenance activities that are going on the cob webs should also be removed. They are an eye sore.The other area that demands attention as it is frequented by kids is the play area/s. It needs periodical cleaning.
