Latest Answer: Hi, Check the Title of the flat is clear or not. You don't need to pay Service Tax and VAT. Builders charge because it is thier regular course of business of building and selling so they charge Taxes. (but not of that Lady) Registration charges should be paid by you. After Registration is over. check the doucments online on Registration website showing details of Flat and Sale Deed Number. Is in your name and details of the flat are updated on the website. (Encumbrance Certificate EC is record of registered documents over a property check on website of Registration and Stamps Department).

Q: Rose Icon builder charging 1% extra stamp duty to get flat possession. He is giving me reasons like increase in stamp duty, LBT and Apartment Deed. Could somebody please advise what to do. I have already registered my flat and paid stamp duty in Feb'13.

Latest Answer: The stamp duty is hiked for five Municipal corporations Nagpur, Pune, Thane, Pimpri Chinchwad and Navi Mumbai. And their will be two new taxes 1) 1% TDS if your property is 50 L and above. 2) 1% LBT All these taxes are gonna increase the value of the property and will definitely impact the real estate market of these cities.

Q: I have purchased a 2 flats in march 2012 in Pune and registered (Agreement to sale) the same before 31st march paying Stamp duty of 5 %. Unfortunately sale deed was not executed before 31 March For execution of sale deed now, will i need to pay extra due to LBT ?

Latest Answer: Our builder Paranjape Schemes is also demanding 1% to be paid during coneyance deed being done in July 2013. Our registration was done way back in 2010, stamp duty I had paid then only . Why we need to suffer for builder delay

Q: I am in process of buying a resale 2 bhk flat in PMC area, can anyone please tell me if LBT is applicable on sale deed executed after 1st april 2013 for resale flats. If yes what is the percentage of the same

Latest Answer: We purchased our flat befire 1 Apr 2013, and in process of Society Registration, does it attract 1 % LBT , (our builder is asking 1% of agreement value from each flat owner) or it will be 1 % of the Society Registration fees only ??
