Q:Dear PCMA Team ( Nikita/ Bhushan ),With reference to above mail, Yesterday i.e 20th Nov. 16 we had visited at PCMA office Dombivali to sign undertaken for arrangement of Toilet and Bathroom in another bldg. Venezia C wing 6th floor, would like to thanks for the same. Bus same time unfortunately will have to say blind and care less approach by your side. Same undertaken signed with Tenant.Because when our tenant had visited Venezia - C wing 6th floor in the evening found no light in Toilet and bathroom, Guiser is not working, Door of both Toilet and bathroom not closing properly and worst thing is entire flat is dusty and raw materials found. How famliy person ( with 2 kids ) can use Toilet and Bathroom. Already from 16th Nov. 2016 our existing Toilet had dug and till now no action of plan of work ( Toilet, Bathroom and Dry room ) is worked out.Is this the way LODHA construction team working? Already found dabrage material ( Cement plasticcover, steel pipe rod ) had found below Toilet area...its totally cheating with customer. As per contractor to find our leakage entire area ( Toliet, Bathroom and Dryer room ) will have to rebuild but no action taken except room provision after 4 days.When our problem will be resolved ?Note : For refewrence, Kindly find pic of Venezia C wing 6th floor provision given which is in bad and pathetic condition. Latest Answer: Same is happening with me they are not ready to refund the booking amount at all. I have booked a flat at casa uno dombivali. All though I have confirmed at the time of buying that 10 % will be forfeited and rest will be refunded the company is now not ready to refund the amount at all

If you are an end user and you don't want to lose your principal in trying to save interest then do not go for this projects during the construction stage. And if you are an investor, i am sure you know the risks so take your bet accordingly.
Currently they are offering 10-20% discounts to roll in the inexperienced buyers to the markets rates and then then screw his happiness. May be they are planning to change the floor plans, make additional demands which obviously has to be 100% funded by you because your house is already mortgaged, and delay project endlessly.
Q:I WOULD LIKE IF ITS WORTH INVESTING IN Ruparel Ariana and L&T Crescent Bay. WILL THE PROPERTIES in 3 to 4 years time? What would be the current rate per sq foot for each flat?

You need to take the following considerations before you invest in Parel. I haven't seen much appreciation in the locality and the reason high property value and unsold inventories.
1) Both look like good developers. Hence, make a choice depending on your requirements and budget.
2) Property is very expensive in Parel (in the range of Rs 18000-31000/sq.ft). Also know that Parel hasn't witnessed much of an appreciation in the last 3-4 years due to high property prices and lack of buyers in that area.
Considering the large number of unsold apartments in expensive prime suburbs in Mumbai, there doesn't seem to be more than 1-2% of appreciation in the next 3-5 years.
Q:How is Crescent Bay L&T Parel as an investment? WHAT WOULD BE A Correct rate per sq foot for this Property and Ruparel Ariana? Which would appreciated better in 3 to 4 years from now?

Seeing the locality price, i would like to say that you should go with Ruparel Ariana. You are getting it on a good price i.e.18000/sq-ft.. Both the project can offer you good appreciation.
