Q:This project looks risky as the work has stopped since 2yrs, builder has completed the plinth and after that the work has stalled. If you ask at the reception they say we are waiting for CC but how many more years will go in acquiring CC is yet to be seen. This project seems to have no completion date target in place. The builder is new & seems to have no know how of the system in mumbai construction business. The Kabra project just opposite to that seems to comeup at full speed. The builder is answerable to the buyers about the delay but seems to be least bothered to communicate. He has taken more than 50% of the total value of flat from the buyer and is now sitting on that money. Consumer court is the only option for buyer now!!

Q:I think it is extremely frustrating and tantamounts to cheating. I had a delayed payment from my end and they charged 18% interest for one installment for the delay and kept sending notices for rest of the payments which I had to make only to fiture that it is now delayed till June 2014. I am willing to join a class action suit against Mantri for fraud and cheating asking for all the payments when they clearly know that the project is being delayed.

I have already uploaded the scanned copy of the letter to the commonfloor.
They are silent on the date of handover of procession even after the registration of the flat. The letter says handover will be made after registration.
They are trying to collect the final instalement also and complete the remaining pending works with our money.
We should know the exact date of handover of flats and then go for registration.

Q:Recently we have bought a 2BHK flat in Anekal Jurisdiction, this is the first project of the builders. We have made the full payment and got the flat registered in our name, but the thing is that the construction is getting delayed for some or the other reason. Please advice if any action can be taken.
Latest Answer: Have you just booked the flat after making the full payment or did the builder gave you the Conveyance deed that the flat has been registered in your name if not then kindly do a survey about the owner of the land in which the flat is coming up, what are the out going payments done by the builders and do the builder have the right over the land.
Q:The company said that they will be delivery the flat to the couple who have booked flat on or before 30 months of the construction but they could not keep their promise and the construction got delayed as well as the delivery time. What are the people going to do who booked the flats?
Latest Answer: Couple who booked flats in Uppal's Marble Arch have filed complain against the company. The consumer forum directed the company to pay an amount of Rs 1 lakh for delay in delivering the flat. The company was aksed to pay Rs 5000 as litigation cost alone with 12 percent interest on the amout which was deposited by the coupleThe company said that there was delay because of some circumstances which was beyond the control.
Q:I was promised the flat in April which got postponed to August & then to infinity since Savio says he will get back to me after consulting his technical team.
Already my last 6 months EMI is being paid along with my rent which has turned out to be very tight financially for me.
Since no one is getting proper response from Aishwaryam, it is important that we as future neighbours vent our anger & dissatisfaction at Essen Group(Builder) collectively.
Need to ask for compensation for the delayed period.
Need to meet the builder in person with a clear agenda with defnite written timelines from Aishwaryam.
Need to propagate this information of not giving possession in time to other prospective buyers in other projects of Aishwaryam going on in Pune.

Q:Please confirm the final date of possession . It was supposed to be Dec , 2010. Then it was revised to be March ,2011. Then it was told to us that the possession will be given in June ,2011. Now they are saying is November, 2011.
Latest Answer: Buyer is entitled to opt out of a housing project if there is delay in delivery of possession of the house. If builder delays the project, buyer should get compensation for delay. Contact your legal expert regarding same.
