Q:I have got a property on rent in Hyderabad. The owner and I have to get the lease agreement for period 11 months. The rent of the property is Rs 15000 and the deposit is Rs. 45000I have a draft of the rental Agreement with all the necessary details.
Latest Answer: Hi Mayank,
Legally it is mandatory. But in reality it depends on Owner & Tenant understanding. I believe it is beneficial for both as landlord feels secured about his property whereas tenant can happily take tax benefit & use agreement as local address proof. You can get Rental agreement home delivery by calling 9515306503. Hope that helps.
Q:Hi , can any of the owners in hiranandani clarify about signing an undertaking at time of taking possession ? Have some questions on that and was wondering if everyone has signed it from the beginning. It seems very one sided in their favour!
Latest Answer: I have been an ardent fan of Hiranandani constructions and can vouch for their work. Yes, they do take an undertaking at the time of possession. However, you need not worry about it so much. It’s just a procedure that most of the builders follow.
Q:Hi,I have bought a flat in Lodha Luxuria (westgate B) Thane from an investor. I found an error/mistake in the floorplan layout page in the agreement done between Investor and Lodha. I have bought 2BHK flat with a balcony on 16th Floor and it is located at the right hand side from the lift area and also the floor has actually only 4 flats right now but as per the floor plan layout which is attached in the agreement it shows that my flat is one bhk and it is located at the left hand side from the lift area and the floor has 6 flats on the floor. I have told Seller(Investor) about the same. He says that he spoke to Lodha about it but they don't have any rectified floorplan. Please help me that what should I do it. Please call me on 9833834510.Regards,M.J.Cheulkar

Q:My father took land in Patna without registry. I want to know can I get my land. He paid half of the money. I do not know the location but I have the papers.
Latest Answer: Hi
If you have original registry paper then you can go to the court and find out your property. But as per your information your father paid half of the money without registry paper, so I think that will be a big problem. If you don’t have the original documents I don’t think you can claim for the land, as the court may ask you for the original papers for verification. So it is better to take advice from your legal expert.
Q:Hello sir, I am willing to buy a flat which is under construction. I want the selling agreement to be registered, but the builder says that it's ok if their is no registration for the selling agreement. Will their be any issue further if the selling agreement is not registered?
Latest Answer: It's mandatory that any property agreement should be registered and stamp duty should be paid on it. Never trust those builders who gives you this kind of wrong information. If you still invest or make a deal, you might face a legal issue in the future.
