Q: I have BDA Katha which i have to convert to BBMP katha as the are is under BBMP now. How to proceed. What are the documents to be submitted.
Latest Answer: To do a Khata Transfer, documents you need are as below 1. APPLICATION IN PRESCRIBED FORM 2. ATTESTED COPY OF THE TITLE DEED 3. TITLE DOCUMENTS (PREVIOUS TITLE DEED) WITH FLOW CHART OF TITLE (IN CASE OF FAMILY PARTITION or BIFURCATION ETC.)(ATTESTED COPIES FROM GAZETTED OFFICER or BBMP OFFICERS) 4. COPIES OF THE PREVIOUS TAX PAID RECEIPTS 5. AFFIDAVIT IN CASE OF INHERITANCE or GIFT DEED or WILL DEED or COURT DECREE ETC., 6. ORIGINAL DEATH CERTIFICATE IN CASE OF KATHADARS DEATH(FOR TRANSFER) 7. NOC FROM ALL THE FAMILY MEMBERS OF THE DECEASED KATHADARS FAMILY. Latest Answer: Land is A khata. BBMP has given approval for 3 floors. I have purchased flat in 3rd floor only. But the builder has constructed 4th floor also. What will be the status of building ?

Latest Answer: I would suggest you to take an advice from a person who is an expert or deals with land matters. Buying a B khata is a risk as in many areas the khatas are still pending.

Q: I have bought a second hand apartment, it comes under a village panchayat and the apartment is 3 years old approved by BDA. I want to transfer the B khata to my name. Can anyone explain the procedure for transferring the B khata?
Latest Answer: You will not be able to transfer the B khata directly in your name. If B khata is given to all the flats then you cannot do anything as it might be a illegal construction, some of the charges might not be paid by the builders. B khata is not considered as a valid document.

Q: I was told that only private banks give home loans, as I am planning to buy a property with B khata? Can anyone share their experience about home loans?
Latest Answer: According to RBI neither nationalised nor private banks are allowed to sanction any home loan against the law of B khata. I do not think B khata properties get home loans from any bank, but I have heard that some of the co-operative banks are doing so through some agents with high rate of interest.
