Q: I am looking to buy flat in resale. I need Legal Expert in Powai area who can confirm required documents and can help in getting registration formalities completed.
Latest Answer: If the documents were genuine then there is no chance for fraudulent deals. So ask the seller to provide all original documents for checking/verifying. Things you should check before buying a resale flat are 1) Sale deed (Present Title deed) in name of present seller. 2) Encumbrance Certificate from date of purchase till date 3) Latest tax receipt and electricity bill & receipt for the said flat 4) NOC from the society for sale of the flat and Share certificates issued by the society if any. 5) Mother Deed’ or parent document 6) Agreement of sale & construction executed by developer in favour of seller(Ask to produce original agreement with builder) 7) Khata certificate & extract from BMP 8) Sanctioned building plan 9) Possession/occupancy certificate from builder 10) Joint development agreement, GPA, & Sharing/supplementary Agreement, between land owner and builder 11) Power of attorney/s if any

Dhankavdi Pune 43.
It is not registered yet with corporation,hence property tax not charged.
so do we first pay the property tax and then get it tranferred with a sale deed or vice versa?
How much property tax will have to be paid and what are the documents required?
Latest Answer: Yes, the PMC property tax department issues a bill in the name of property owners stating that if you pay the bill before a given date you will get a rebate on the property tax. So, people or residents in Pune are trying to avail these benefits. It is a good way to incentivize and at the same time get dues well in advance for the PMC

Q: Dear Sir,
i'm planning to buy a 2nd hand used flat. The owner and his wife has passed away. Now the son owns the flat. Title has not transferred to him. The original owner has just 2 sibiling. Son who is staying now in the flat, has a married sister outside. Also he has two sons.
What documents are mandatory for me to buy this flat. It is about 27 years old and going for redevelopment within the next 1 year. I plan to pay full cheque payment.

Latest Answer: You are right Arup, Also required is an assessment bill to the Society from the municipality in question, a NOC from the Collector if the building exists on Collector's land, a copy of the property card, and a receipt for the payment of registration fees. In addition, the buyer of a resale flat should ask for a clear ownership history if the residential property has changed hands before.
