Q: Does The Empress project in Napania have any bank approvals? I want to buy an apartment there for my parents and came across this project when I was looking for apartments. Please can anyone give me some details about the project? I want to shift my parents from Chennai to Indore asap.
Latest Answer: Hey investing in the Empress project for your parents is a good idea, I think. The prices of these apartments are quite reasonable too. A 1300 square feet big 2bhk apartment will cost you around Rs 36 lacs, a 3bhk (1900 square feet) will cost you Rs 52 lacs, and a 4bhk apartment (2275 square feet) will cost you Rs 63 lacs. I think getting the 2bhk will be perfect for your parents, as too big a house means too much maintenance.

These are 3bhks and have a built-up area size of around 1900 square feet, and will cost you Rs 47 lakhs. The project has received approvals from, major banks like HDFC, ICICI, SBI and LIC Housing Finance Ltd. The possession date has been announced as end of next year i.e. December 2015, so you still have some time on hand. If you make the booking early, you might be able to make some negotiations on the price.

Q: How is the Rangwasa locality? Can I buy a property as an investment for the future?
Latest Answer: Rangwasa is basically a small village in Indore, which is in the south of Indore. It is around 14 kms from the main heart of Indore city. One of the major landmarks near the village is the IIM Indore campus, which is only 3kms from the area. It is a developing area, but you can't currently live there because you have to go to Indore city to get any amenities. But, the area has many educational institutions and hospitals, so if you are buying a property here, not only will it appreciate in the future, but you can also give it for rent for the many students who study near the area. I think it is a very good investment decision if you are buying a property there.

The 2bhks have a saleable area of 1515 square feet and will cost you Rs. 62.11 lacs, the 3bhks have a saleable area of 2147 square feet and will cost you Rs. 88 lacs, the 3bhks have a saleable area of 2944 square feet and will cost you Rs. 1.2 crores. This project also has some interesting townhouses if you’ll be interested in that.

The prices are still very affordable, compared to the general high rates of property in other residential areas of Indore, like Vijaynagar and Bengali Colony. The 2bhk apartments have two bedrooms with attached bathrooms, a living room, a dining room, a kitchen with an attached washroom, and a 5 feet wide balcony. The 3bhk apartment is pretty much the same, except with three bedrooms with attached bathrooms, and two balconies.

Latest Answer: Hey, I think it’s a good idea to buy a rowhouse for your parents. These rowhouses are almost like villas, only smaller and closer to each other. I think that is a good thing with your parents living all alone. A smaller house will be easier for them to maintain. I think a 2bhk will be better for them, they can have some extra room, for when guests come over. Being located in Mhow, this property has clubhouse facilities as well as a shopping mall, within the property premises. There is a bus stop within the project premises, where you can get buses for the rest of the city.

The market value is calculated by following a set of guidelines, which are available with sub-registrar. You can find out the same by visiting the sub-registrar’s office under whose jurisdiction the property falls. The registration fee is to be paid at the same sub-registrar’s office when you are registering the final documents like sale deed. The amount is 0.8% of the market value of property. You can’t register your property papers without paying the stamp duty first.
