Q: Helo, Can anyone give me the details about the Prime Exotica that is coming up in AB Bypass road? I want to buy an apartment there but am not able to get any information.
Latest Answer: Yep, this projects has just been launched and the construction is going on in full swimng at the moment. I have heard that the possession of these apartments wil start from june 2016. Q: Hey, what’s the Royal Amar Green project like? Good enough for a real estate investment? I want to buy an apartment and rent it out, for like a second source of income. Advise please!
Latest Answer: Yes, definitely a good project to invest in. There is a bunch of malls like the Mega Mall, C21 Mall, the Malhar close by, along with nice restaurants and other shopping centres. All in all, a prime residential locality! It is also well connected to the IT centres of the city via the AB Road, so you will even find takers from the younger IT crowd. The 2bhks will cost you around Rs 29 lacs and the 3bhks will cost you around Rs 44 lacs. If you rent your apartment out, for a 2bhk you can easily get Rs 12000 per month, and for a 3bhk, you can get around Rs 20000 per month.

Latest Answer: Hey there are 3bhk villas as well, which are priced at Rs. 68 lakhs. Other than these, you could also check out the row houses. These are 3bhks and have a built-up area size of around 1900 square feet, and will cost you Rs 47 lakhs. The project has received approvals from, major banks like HDFC, ICICI, SBI and LIC Housing Finance Ltd. The possession date has been announced as end of next year i.e. December 2015, so you still have some time on hand. If you make the booking early, you might be able to make some negotiations on the price.

All the apartments are priced at the constant Rs 4100 per square foot. The 2bhks have a saleable area of 1515 square feet and will cost you Rs. 62.11 lacs, the 3bhks have a saleable area of 2147 square feet and will cost you Rs. 88 lacs, the 3bhks have a saleable area of 2944 square feet and will cost you Rs. 1.2 crores. This project also has some interesting townhouses if you’ll be interested in that.

There are some many good builders who have constructed apartments here. Nariman Enclave has 2BHK and 3BHK apartments for around 27 lakhs and 36 lakhs respectively, Gyansheela Super City is another good project which has 1BHK, 2BHK, 3BHK, and 4BHK apartments for around Rs. 2000 per sqft. IBD Belmont Park and Man Royal Platinum are other projects that you can choose from.

The total built-up area of these houses is around 1360 square feet, and they are priced at an affordable Rs 2450/sq. ft. so they will cost you roughly around Rs 33 lacs. This township is quite close to the offices that are going to be set up by TCS and Infosys. So it will see a huge price appreciation soon enough. The plots from phase I of this project are available at a resale value of Rs. 1250 to 1400/sq. ft.

Q: I want to buy a villa in Indore for my family. There are 5 of us, me, my wife, my two children and my parents. Will the Satya Malwa Jewels project be a good investment? Can someone give me some details about this place, like possession date, apartment prices, etc?
Latest Answer: Hey, I agree with these guys, I think you should go for the 4bhk villa too. It has a built-up area of 1960 square feet and a price rate of Rs 3550/sq. ft. You will have to pay a total of around Rs 70 lacs for this property. The other kind of villa, the 2bhk one, is also priced at Rs. 3550/sq. ft. It is much smaller though, just 926 square feet and priced at Rs 33 lacs. I don’t think this will be enough for your family. The date of possession of this project has been announced to be from December 2015. So you still have some time on hand.

Latest Answer: Hey nowadays police from palasia are combing this area at night to ensure the security of the residents in bengali square, so i dont think there will be any issue regarding security now and things will be under control.
