Latest Answer: Yes, these guys are selling plots in agree land for which the registration itself is illegal and they also sell plots on lands which are reserved for something or which have many restrictions on the use of land. You can find them selling such plots at throwaway prices in Hinjewadi in Green Zones. So, stay away from such builders and save your hard-earned money.

Q: Hi,
I am planning to buy 2157 square feet plot (about 2 guntha) in Sairung Victoria located in Hinjwadi-2. The cost of the plot is 16 Lacs. Currently the land is agriculture land.
My specific query is
1) Is it worth investing with Sairung?
2) Whether the property bears legal clearance?
3) Sairung is expecting to deposit whole amount within one month of closure of the deal and later on commitment of handover of developed plot within six months of closure of the deal. Is it feasible?
4) What are the prospectus of appreciation?
5) Whether loan is feasible on this property?
6) Having given to understand that agriculture land can be purchased by only the person possessing farmer status. If such is the case, how Sairung is offering land for sale?
7) Anyone purchased in Victoria? If yes, major conditions of agreement?

Q: Hello Experts,

I am planning to invest in Farmhouse/Agricultural plots around Hinjewadi, Pune.My budget is around 7-8 lakhs. I understand that investing in farmhouse (Non NA) plots is a risky investment, but I am planning to go through a well known agencies who already have the plots developed, which nullifies the risk of encroachment,etc. Please suggests what all leagal things I need to take care of and what documents should be checked before investing in such plots.

Latest Answer: To purchase a piece of land, the following documents are required from the seller's end: 1) Original Land Deed of the current owner, known as the 7/12 document and also the previous owners with the proper names on the title. 2) An Encumbrance Certificate from the Sub-registrar's office for the last 30 years at least. 3) Release Certificate from the bank, stating that the loan on the land has been completely repaid. 4) Original property tax receipt and other bills relating to the plot.

Q: What is the going rate for Sairung city plots for phase I and II (if there is a phase II)

Latest Answer: Both are together built on a 100 acres of land It is a farmhouse plot scheme project.
