Q: This is quite a change from last year when the BMC received 989 building proposals between April 2014 and March 2015.
Latest Answer: Hi all, It is totally opposite of expectations that the delay in corrections in the development plan will disable the regulatory approval process, the proposals received by the corporation in the first 6 months of the current financial year are almost equal to the numbers received in the whole of the last year.

Q: The BMC has told builders to purchase the software and check their proposals.
Latest Answer: It's big relief for the builder as well as for the flat owners who always stuck with their heavy amount in a project. Builders will now have to submit files online, a copy of which will go to departments concerned, and they have to issue NOCs within 7 days. Builders will be informed about it through an SMS or email.

Q: If you are buying an under-construction property from a developer, in such a case, the developer is considered to be the provider of construction services to the home buyer.
Latest Answer: Thanks Sunil, I heard that as service tax is charged only on the construction cost, the effective rate of service tax on the entire value of a property below Rs.1 crore is 3.50% (14% on 25% of property value) and 4.2% (14% on 30% of property value) for the a property valued above Rs.1 crore. Is it true?

Q: In Mumbai 32 notices have been issued to builders for breaking the BMC's guide on stopping of monsoon related diseases.
Latest Answer: Roght Puneet, Only 19 notices have been issued for 225 buildings. In the N Ward in Ghatkopar, 3 notices have been issued. 2 each were issued in K West Ward in Andheri.

Q: It's really a good news for Mumbaikers because the salt pans, which till now fell under the No Development Zone.
Latest Answer: Right Saurav, If Salt Pan lands in suburban areas are allowed to change in usage, can be used for creation of low cost housing for LIG and EWC segments. It definitely has the possibilities to affect availability of land for real estate development, but just by itself it may not be enough.

Latest Answer: @Sunil, Builders are thinking that among number of other changes, the plan had increased the floor space index, which indicates permissible construction on any plot. According to experts, if height and developable limitations are re-engineered, companies will have to go back to the drawing board and reconstruct plans.

Latest Answer: Well Chintak, With its revised set of rules for property tax collection for 2015-2020. The cash-rich BMC's current estimates for property tax are Rs 4400 crore approximately. On the other hand, the weightage on hotels has increased, according to their grading. Schools, too, will be taxed according to residential rates and not commercial rates.

Q: Hi, do you know that the Brihanmumbai Municipal Corporation (BMC) spends more than the estimated cost on projects mainly due to delays.
Latest Answer: @Pradyuman, But after completion of this flyover, it will bring relief to north-bound traffic on S V Road and the WEH. It will help traffic moving towards JVLR and Goregaon on S V Road, as north-bound traffic gets stuck near the Goregaon telephone exchange junction on S V Road. The flyover will have an approach road at Ram Mandir Road, towards Oshiwara, and also on S V Road, parallel to Siddharth Nagar.
