Latest Answer: Hi Enquired recently for my son to purchase got response as apartment will not get OC certificate and building has lot of deviations from the approved plan construction quality is not up to the mark top floor has leakage etc dont book without proof of OC certificate even they offer at lower price dont regret later lot of new rules may come in future to demolish illegal constructions that doesnt have OC occupancy certificate i know bangalore has lot of apartments without OC certificate. but OC may not be important now in future after 25 years without OC you may not get buyers if you want to sell your apartment unit Take a future perspective decision
Q:I have been cheated by Confident Group in Bangalore who took money from me for advance booking of plots and after cancellation and ninety days as per MOU ( it is now 100 days) have not returned my money back. Mr Ganesh from accounts invited me to their office and took signatures and I returned the Memorandum of Understanding I had signed with them with promise that they are going to deposit / transfer money to my account. Now after three weeks I still havent got my money back and no one from accounts including Ganesh are picking up my phone. When contacted they simply say no the person is not in their office and I should wait. But having given back all original documents related to my booking to them I feel cheated now that I havent received my refund back.

Yes finally I decided to file a complaint with police today and eventually got the cheques though have been advised not to deposit them till Sept 30 since the account holder hasn't left behind sufficient funds and has gone on pilgrimage. Will wait and see how it all turns out. Got some special help from an energetic policeman at the Madivala police station (ShivShankar) who followed up on my petition in a timely manner and demanded builder group to settle the matter immediately with me following which I got my cheques in the evening.
Q:I purchased plot in gated community of Guruva Paradice and the site was showing ready to move in there website, also there sales person told that site will be ready for construction of house shortly, but it has been more than 9 month I bought property here, after February 2015 they have stopped all the development work in the gated community and also not answering to any quarries of investors, Company owners hiding from investors and not giving no concrete answer when the site will be ready to move in, they have been changing there office often also development work is ongoing in other projects but nothing in Guruva Paradise. These fraud Investors should be banned and should be put behind bars, we have this plot registered in our names, not sore what legal action we can take against builder has he has not given any deadline in written for completing development of the gated community, any suggestions are welcome.

Also there is court case going on regarding this project against builders filed by the initial new flat purchasers during first launch of this same project in year 2005.how can he take the new bookings without any permissions and no plan ready?this is a fraud builder who takes the booking without any initial approvals and use their money for years.

You can inquire with the other residents about the status of the project. Make a group of all those residents and report to the builder which he can not avoid. If nothing helps then try taking legal help.
