Q: There are few questions about the project -
The sanctioned lahari layout is completely separate from sanctioned Adi Emerald layout.
Since the road leading to Adi Emerald is passing through lahari layout - there is no restriction as per GHMC to stop any one from accessing Adi Emerald
There are NO restrictions Lahari layout members can impose on Adi Emerald members.
This should be ascertained by the builder.
The appropriate GHMC documents (directly from GHMC office) must be checked to ascertain all facts before dealing with any of Lahari layout members on access to Adi Emerald and other issues.

The adi emerald is by it self a gated community. It need not be dictated by Lahari homes on access to it and other issues.

This should be clarified and bye-laws of adi emerald should not contain anything to do with lahari homes.

Latest Answer: This projects owners must immediately form a society, and form their rules. The electricity connection work is going on, and it is dictated by the Lahari Layout. The owners should pay only what the electricity board charges for the connection and its installation. As said earlier, Adi Emarald by itself is a gated community, should apply for the water connection, immediately. Oye!

Q: There are many news from my friends that price in Hyderabad has come down by 500/sft, is that true, what is the average per sft price in Madhapur.
Latest Answer: Hi, according to me all the areas in Hyderabad including Madhapur will not witness any downfall of prices. Because of the already established infrastructure such as IT SEZs, Airport and Outer Ring Road the demand for residential will never fall in these areas. Even though Telangana is now divided from Andhra Pradesh, for investors who are expecting returns within 1-2 years, Hyderabad still is a good bet. Andhra Pradesh now has got many incentives for better development, But for now Hyderabad is the safe bet.

Q: We are in gated community Apartment. Here Paying guest and Hostels are running by agent who is agreemtent with Owner. But not any agreement with who are staying in the house. Can we take any legal action

Latest Answer: For this legal action can be initiated by the Association if it is mentioned in the Bye-Laws of the Association or in the Sale Deed of the Apartment by the Builder that the Apartment is purely meant for Residential purpose and not for Commercial purpose. Otherwise they have to consult will an Advocate.

Roma builder does not have the competence or credibility to execute such a project. just see their pebble creek project. 5 years and work still not completed. people have suffered huge losses in waiting for the completion while paying emi on loans and rent at the same time to live elsewhere. some desperate ones have moved in. no lift, construction work still going on. extreme poor quality work. no one from the builder at the site to monitor. Builder has disappeared. he does not answer phones, does not attend any meetings... so its up to you all to take the risk or find someone reputable

Q: What is a gated community?

Latest Answer: In a gated community , BDA approves the layout and private party constructs the layout. However, after it is built, the common area is relinquished to the municipality. If layout associations or societies don't maintain them, it is the responsibility of the municipality which collects property tax to maintain it.
