Q: Hi,I am planning to book a flat in Elita Promenade in phase 2 and wanted to know if the builder is offering any discount on being referred by an existing owner? Also, I had heard that phase 1 people were facing few water/leakage problems, are all those resolved? Any other word of advice is also welcome. Nikhil, You might be better off buying something in phase 1 instead of phase 2. I haven't heard of leakage/water problems from others in the group so far. But,all I can tell you is, if you book in phase 2, expect to get the property 2-3 years later! I booked 3 years ago and my apartment has been delayed for 2 years+ now. Don't judge based on what you see outside - there's still a lot of work pending outside and even for flats that are semi-finished, there is no Occupancy Certificate! Some people, like me, have been waiting for over 10 months for the OC and Keppel has been spinning its list of lies for ever and ever. I'd suggest you buy a resale in phase 1 and save yourself the headache and losses.Nikhil, You might be better off buying something in phase 1 instead of phase 2.
