I am planning to book a 2 BHK flat in SMR Endeavour. And builder is promising 18 months for delivery. But I am also doubtful on them based on their SMR Vinay Galaxy feedback. Does anyone knows that Landowners share is also available for buying or only builders share.
As I am not getting my choice flat from Builders share.

Land owner share should be there...., best to check with builder only...but per sq feet cost will be high..

What was the payment schedule in your agreement for SMR Vinay Endeavour? Is it date wise or construction wise? What is the per sq ft rate you paid ?
The reason I am asking about payment schedule is because the builder is asking me to put date wise payment schedule in the agreement. But then he will provide another letter mentioning that I need to pay only on the basis of construction. Did he do the same with you? Is it fine to trust the builder on this?
@qwerty - You are right. In my agreement too, despite my all efforts, Builder has written date wise payment schedule and gave me a separate letter which mentions about schedule driven payment. They gave reasoning that doing so will help them in completing the project on time. I think this is fine because Builder too won't be under pressure if he only asks for money and doesn't shows any progress on construction. Banks too while releasing disbursement check if builder has made any respective progress.

Just to give you an example, Builder did ask me about huge disbursements (its their habit) but I went to site and checked the construction. Then I discussed with Builder and only realeased 70% of the disbursement what he asked for. He has to agree with me and he did.

Roofing of Block1 is complete till 7th floor and block work is complete till 4th floor. Roofing is complete till 3rd floor for Block2 and Block work is complete till 2nd floor.
