Q: I have booked for a 2BHK flat and got the documents for legal vetting. The legal consultant's advise was that the land should be converted into residential land from the existing "software ear-marked" land. Any views on this subject? Additionally whether BDA approval is required or BBMP approval is required? The builder has paid the amount to the BBMP authority, but there is no mention of getting the approval. Mere payment of fees doesnot result in approval.

Latest Answer: G+4 is the limit that BBMP is authorized to approve.anything beyond this one must take the approval of BDA.In case of gavakshi, penthouse is illegal.ppl sud buy them at their own risk.no loans can b availed.BDA is only the competent authority in case of approvals to independent row houses/villas.since, this project has apartments as well BBMP is the competent authority.again, its all messy with Krishvi.nothing is transparent.the builder refused to attach the plan approval with the agreement.thereby, leading to a lot of suspicions.his previous projects are also not that gr8.he defaulted by making all false promises.this is their first big project.they r unable to handle things which is beyond their scope and capability.my advice if u havent still bought.look for something which is more secured.investing in gavakshi is like a litmus test.
