Q: Hi, I am about to book a flat in Innovative Petal at Marathahalli. I have few queries: 1. Any legal issues with property ? 2. How is developer (in terms of quality, alteration request, material, deliverable) ? 3. Any issues in taking a home loan with national Bank ? 4. Will it make difference of having railway track next to property while reselling ? Any feedback will be highly appreciated.

I have already booked a flat. 1. There doesn't seem to be any legal issue, as project has been approved by many banks. 2. About developer, not 100% sure, but to my knowledge, it is good only. Regarding alterations, i am not sure, as I have still not requested any, but I think nothing will be for free.. 3. no issues in taking home loan. 4. Reg Railway track, I dont think there should be any issue.. Instead there is an open space, lake, after that so it will be a good property with natural air and light benefits. Builder is too rigid in his pricing and negotiates only negligible. price currently that he is quoting is 3100 per sqft for block A and 3200 for block D. Q: Hi,I am planning to purchase 3 BHK apartment in D block of innovative but I am concerned about railway track running beside the project. Please let me know your views on this and builder is quoting 3100/SQFT . What do you think about rate? I think its on little higher side consdiering other near by builders are quoting same price and they don't have any issues related to railway track.

Q: Hi Did any of u check on how the Undivided share of land is calculated in this apartment complex? Can u post ur share if u know for a 2BHK/3BHK?

Usually, it should be calculated as below Total land area divided by Total super built up area (sum total of area of all the flats) multiplied by particular flat's super built up area. For example No of flats 128 Built up Area of Each flat: 64 flats with 1300 sqft each and 64 flats with 1600 sqft each Total area of all flats: (64 x 1300) + (64 x 1600) = 185600 sq ft Total Land area 64000 sqft Undivided land share for 1300 sqft flat will be 64000/185600*1300 = 448 sqft.Usually, it should be calculated as below Total land area divided by Total super built up area (sum total of area of all the flats) multiplied by particular flat's super built up area.
