Q: Hi all, I am an NRI from Joburg. Looking to invest in Alliage Orchid Springs. would like to get some of your valuable suggestions on the investment. is it a worthwhile investment. How is the project coming along ? found online tht , the project has in the pipe line since 2008 and only couple of months back tht the developer recd the cmda approval??

Latest Answer: . Typically if they hold back 2-3 lacks for each cancellation and manage to cancel 25 allotments, they make a cool 50-75 lakhs per month. In the middle the construction will move at snails pace to encourage cancellation by many more persons. The persons who struggle it out and hold their nerves will get a flat without any facilities, with a take it or leave it basis. If you still want to take it, you will be rewarded for your patience (if the project completes) and handed over the flat with a demand for cost overruns etc. Remember, since you have no agreement and the final agreement will be signed only later after renegotiating and at a premium to what is available around at that time. All big promoters in chennai (except a few) follow this kind of system. Please be very careful before getting stuck into this.
