Q: I am planning to book a flat in Maithri Developers' new project Shilpitha Splendour on Outer Ring Road. I need reviews/feedbacks for this builder. Please help. Thanks in advance.

Hi Anoop, I am also planning to book a flat in Shilpitha Splendour Annex, but just wanted to know about legal part? how are they in legal aspects?? have they got all the approval in place? any thing which looks not clear or doubtful from their part with respect to there project Shilpitha Splendour Annex,

Here my questions are -1.Why they do not want to involve banks for this transaction initially. 2.Without processing SA, why should I give 25 % of amount? 3.Suppose if I am not getting proper document while paying 25 % amount and my bank is ready with my sanctioned loan so in case of cancellation why am I liable for cancellation charges as Bhartiya is not able to provide me the necessary documents. 4.If they are getting their money then why are they bothered who is paying what amount, if bank is ready to provide help with some amount. Bhartiya is getting their money so what is the problem? The message which we are getting is, they do not want to be transparent with government regarding this transaction otherwise they would have accepted this deal if they get their money irrespective of thinking whether bank is involved or not. 5. Sorry due to limitations I was not able to paste the complete paragraphs. Actually I have booked a flat in Bhartiya and when I paid 2.5 Lakhs and everything was arranged then I came to know one strange and unusual practice, they want 25 % of total sale value without involving bank, here my bank was ready with my pre -approved loan amount but still they said no we want from your pocket only...Why only they know or their CA knows how he is going to hide this money from INCOME TAX department. Now I am looking for leagal assistance so that at least other people will not fall in their trap and Government should know, where is this 25% amount going??

I have booked a flat in Bhartiya and when I paid 2.5 Lakhs and everything was arranged then I came to know one strange and unusual practice, they want 25 % of total sale value without involving bank, here my bank was ready with my pre -approved loan amount but still they said no we want from your pocket only...Why only they know or their CA knows how he is going to hide this money from INCOME TAX department. They are not even ready to take post dated cheque for 5-10% from Bank. I am going to challenge Bhartiya in Consumer court, If anybody interested please join me in my protest. I want to expose their malpractice in front of government and other customers.
