Q: We are in the process of buying an apartment. It is in an area that is BDA approved. The apartment is a joint development between owner of the land and a builder. The owner's land is ancestral property & inherited by the owner. I showed the papers given by the owner to my lawyer and he mentioned that I get the Pahani(RTC) for the property. The owner does not have the Pahani(RTC) document. Can we still proceed with the purchase if all other documents are available? Is there any risk to this later? Thanks

Latest Answer: I think it is important to get the Pahani(RTC) for various purpose. To know the genuiness of seller(owner) when land is being purchased, to raise the farm credit / loan from the Bank and more over the court needs Pahani in case of Civil litigation.
