Q: The arguments or questions raised by the low SFT flat owners are: (1) On what basis one should enter into a flat to become an owner of the apartment? (2) What for only few (1 or 2) people are staying in high SFT flats? (3) Is it fair of the apartment associations to impose more burdens in the form of collecting equal monthly maintenance charges for all types of flat owners in an apartment? (4) Are the resale, rental and property tax values are same? (5) Are the financial status of all the owners are same? (6) Why only monthly maintenance charges are equal for all the owners of an apartment?

Latest Answer: I agree with with the maintenance charges should not be same for all the flats owners. This is not at all fair if the apartment association is collecting same amount of maintenance charges from all the flat owners or residents.

Q: Sir, In our apartment the association is collecting uniform maintenance charges from all the owners even though they are non uniform flat sizes. My association is not concentrating on SQ. FT. based maintenance charges. If larger the maintenance charge more burden on low sq ft flat owners and the tenants are some times ready to vacate because of over burden in the form of maintenance charge. Lower sq ft flats may not accommodate more families. It is completely injustice to collect uniform MCs.

Latest Answer: 990 and 1600 sq ft, almost double the area.. but still the same maintenance charges.. I don't think this is correct. You can talk to the association regarding this. If possible include other residents with you those are against this system.
