Q: this is for an investment purpose, if the appreciation 30-40% for next 5 3-5 years period will be good.

Yeah i think property prices may rise in near future. Chennai real estate market is also growing and property rates have increased in many of the area. I think you need to extend your budget a little more to get your desired property.
How much need to extend..? it can be extended 25% more if good locality and pls provide the current price and scenario in that locality.

Hello Rajangopla...buying a land in Chennai is a good thought. But there are many parameters to be thought of. Say for example..area, price etc. So please let me know these few parameters so that i can help you more.
My preferred area would be ponmar and surrounding area and budget would be 12-14 lacs, it can be increased 20% if good land.

Hi...can anyone provide the current scenario of land prices in Ponmar area and also in surroundings..? Price with sqft rate and total area like 1800/2400 sqft etc...
