I'm a buyer in Sumadhura Srinivasam; following is a FAQ for prospective buyers. Owners group is sumadhura-srinivasam@googlegroups.com. Many of us have gone ahead with agreement as well.

1. How is the builder?
Strict and straight forward. Dont expect much offers or adjustments. Talk candidly, have everything in writing. Talk openly and discuss everything about the project.
2. How would you rate the builder?
3.5 out of 5
3. How is this project and how is the construction quality?
Progress is amazingly fast but it also means you've have to give him most part of the money NOW. Too early to comment about quality but previous projects are good
4. Are there any legal issues? Has anyone done legal verification?
Nothing major found so far, general opinion is title deeds are clear. Yes, most of us have sought legal opinion but you do it independently if you care for your money

5. What could be pros and cons of surroundings things?
Pros:
Euro and Gopalan schools
Few other residential projects
Behind this project is Whitefield lake so no more houses will be crammed around
Close to main road yet far enough to be calm and clean
Two separate access roads
Cons:
Being near to lake, foundation should be strong. We've no way to verify it
Metro phase 2 is planned but it could take years to come
6. Will i get value for what i pay?
Yeah, you'll get decent apartment with lot of amenities. Closeness to ITPL would fetch great rents.
7. Any other experiences to be shared?
Online comments about the builder could instill fear but don't decide only by that. Most of existing buyers have had neutral to decent opinion about builder. You be straight forward & you can expect the same professional courtesy from them.
8. What price did you pay?
We paid what we felt worth after considering so many other points - not just the house. Its on par for the real estate in that area.
