Q: I have booked a flat in MAN OPUS in Aug 2010, I was told while buying that Pay 10% now, 10% in another 1 - 2 month, post plinth is ready another 10% & then 5% each after two floor & so on. But till date post 2 & half years of booking their plinth is not ready yet. I have been hearing that they have sold many flats to direct individuals & through HDFC & ICICI property research & has almost sold more than 60% of flats. Initially it was suppose to be a 6 blocks society now they have extended it to 14 blocks. I have been just hearing dates after dates from last 1 & half years from the concerned sales team that work will commence soon in full swing, but status quo till date. I am worried about my investment & i hope others too who have booked flats in the said property. Please assist with the exact current status. They are shying away from any concrete answers. All they are saying is June 14 the project will be ready. Hope they are not making anything out of sand. empty promises is what they make everytime we call. i have already paid 10 lacs. first it was6 towers, when they made it 14 we did not get any information about the change in flat allocation. fortunately i went to check and they said that your flat has changed from the one you booked. had to choose from the leftovers. It is sad that every-time the common man has to suffer. They keep paying hefty salaries for Gas that the staff keeps giving. If we delay on payment they are prompt to charge interest. Mr Meghraj, even I am also sailing in the same boat and what a waste of an investment. I am trying very hard to get my investment back as much as possible, but not able to. I think we all owners should join hands and fight against them.
let us all take a morcha to the project location on Sunday. Who all are in. Even 50 people walking in for answers will make them sit and realise their commitments. Or else we can go to their office on working day. This fooling around has to stop.

Q: When will be builder give concrete answers. It is time the owners take morcha to their office and also at site. We should also tell people not to book flats at Man Opus. They are not even responding. They should at least pay back our monies

Thank you all for the response. I am sure there are many more who are seeking answers. The updates 1) I called Mr. Bipul at HO. He told me that work will start by month-end. The reason for the delay is transfer of Chief Engineer at MMRDA. They had to resubmit for approvals to the new engineer. I cross-checked with my source at MMRDA and he too gave the same reason. So let us wait for month-end. 2) The Chief Engineer will take time to go through the papers & will take 2 months to approve/pass orders. The builder is keen to start work. But some or the other issue is delaying. Some reasons for delay might be genuine, but not all. 3) The builder is ready to refund the monies (this is what Bipul said), but then no interest will be paid. If they refund our 10 lacs, we have lost about 5 lacs as interest in two years; much more as opportunity. 4) We can all meet on first Sunday of March at site.
