Strict and straight forward. Dont expect much offers or adjustments. Talk candidly, have everything in writing. Talk openly and discuss everything about the project.

Progress is amazingly fast but it also means you've have to give him most part of the money NOW. Too early to comment about quality but previous projects are good
4. Are there any legal issues? Has anyone done legal verification?
Nothing major found so far, general opinion is title deeds are clear. Yes, most of us have sought legal opinion but you do it independently if you care for your money

Thanks for your response. I guess even the portion near the dressing room is not included in the dimension. Including that will make it 73%. I am planning to visit the builder today to confirm this and will post what transpires. I am planning to make the initial payment this week. Did the legal scrutiny go through for anyone?

I think Sumadhura Srinivasam claims that the carpet area is 73%. Did anyone use the dimensions given in the brochure for any apartment (including balcony) and see if you get 73% carpet area? I get only 70%. I am not sure if I am missing something or the plan in the brochure is different due to BBMP approval process. In my understanding, the duct area, wall thickness is not covered in the 73%. Please correct me if wrong.
