has anyone taken apartment here? what is best price? any known issues about land or builder quality?

HI all, This property is available in 2/3BHK options, 2BHK from 1380-1475 sq-ft and 3BHK from 2080-2370 sq-ft. The current price quoted by the developer is Rs. 3000/sq-ft and expected to be completed by Nov-Dec'2014.
How much that We can negotiate per sft?
