Hello Ranjan...the rates has not yet fallen from past 10 years, so definately it will go high only. If you are purchasing and selling within there or four months then you wont get any appreciation. If you are selling after 1 or 2 years definately 1 to 2 lakhs will be increased.
You must have seen yesterday's paper and its predicted that all over India the rates are going to come down. In Pune it may be by 1%.

Hi Rajan..also sometimes builder gives discounts while purchasing..so the rate of land will never go down. Instead it may be stagnant or it will be raised ..
Builders discount could be how much in percentage as far as Pune is concerned? I have seen in Pune some builders apply Infra structure expenses. What is it please?
